Terms of Service
Last updated 6 October 2026. These terms are a plain-English draft modelled on standard practice. They are not legal advice and should be reviewed by a lawyer before you rely on them.
Who you are contracting with
Upkeep Sites is a trading name of Le Roux Ventures, LLC, a Pennsylvania limited liability company. Our mailing address is PO Box 3, Pitcairn, PA 15140. In these terms "we", "us" and "Upkeep Sites" mean Le Roux Ventures, LLC, and "you" means the business buying the service.

What the service is
We build a website for your business, host it, and make the updates you ask for while your subscription is active. You send update requests in plain English through your client portal; if you cannot reach the portal, email or phone is fine. Most updates are live the same day; we do not guarantee a turnaround time for any individual request.
Changes while we build your site, before it goes live, are not limited on any plan. The monthly allowance in your plan applies to updates after that.
The service is a subscription, not a one-off purchase. It includes the build, the hosting, the security certificate and the ongoing updates described in your plan. It is sold as a monthly service and the website remains part of that service for as long as you subscribe.
Changes while we build your site, before it goes live, are not limited on any plan. The monthly allowance in your plan applies to updates after that.

The two plans
Essential: $99 USD per month, or $990 USD per year. A site of up to five pages. Includes hosting and security certificate, your own domain connected, up to four updates a month (hours, prices, photos, packages and the like), and help getting your Google listing right.
Unlimited: $149 USD per month, or $1,490 USD per year. Everything in Essential, plus as many pages as you need, unlimited updates, seasonal refreshes and new sections, and priority turnaround on anything urgent.
"Unlimited" means we do not cap the number of requests. It does not mean unlimited scope: a request that amounts to a second website, an online shop, a booking system or custom software is outside the plan, and we will tell you so and quote separately before doing any of it.
Billing
All prices are in United States dollars (USD) and exclude any tax that may apply.
You can pay monthly or yearly, and you choose which when you sign up.
Free trial: every plan starts with a 7-day free trial. We take your card details at checkout but charge nothing until the trial ends. Stripe emails you the date and amount of the first payment and a link to cancel when the trial starts. If you cancel before the trial ends, you are not charged. If you do not cancel, your first payment is taken automatically on day 8 and your plan continues as described below.
Monthly: billed in advance and renews automatically each month until you cancel. There is no setup fee, no contract and no minimum term. Each payment is taken on the same day of the month as your first payment, or the nearest available day in a shorter month.
Yearly: $990 for Essential or $1,490 for Unlimited, paid up front when the trial ends, which is two months free against the monthly price. It renews automatically each year until you cancel. Paying for a year is a commitment to that year: you have 30 days from the date of payment to change your mind and receive a full refund, and after those 30 days the year is not refundable. If you would rather not commit, use the monthly option.
If a payment fails we will try again and let you know; if it keeps failing we may pause the service until it is settled.

Payments are processed securely by Stripe. Upkeep Sites never sees or stores your card details.
We may change our prices. If we change the price of your plan we will tell you by email at least 30 days before it takes effect, and you are free to cancel before it does.

What we need from you
You are responsible for the accuracy of what you ask us to publish, and for having the right to use the text, logos and photographs you send us. If someone else owns a photograph, please tell us before we put it on your site.
You agree not to use the service for anything unlawful, deceptive, or designed to impersonate another business, and not to publish content that infringes someone else's rights. We may decline a request on those grounds, and we will explain why.

Availability and limits
We aim to keep your site online continuously, but no hosting is perfect and we do not promise uninterrupted service. Hosting and related infrastructure are provided through third parties.
To the fullest extent the law allows, our total liability to you for any claim connected with the service is limited to the amount you paid us in the twelve months before the claim arose. We are not liable for lost profits, lost business or other indirect losses. Nothing in these terms limits liability that cannot lawfully be limited.

Governing law
These terms are governed by the laws of the Commonwealth of Pennsylvania, and the courts of Allegheny County, Pennsylvania have jurisdiction over any dispute.
If we change these terms we will post the new version here and update the date at the top. If a change materially affects you, we will tell you by email.
